Temperature control

  • The thermostat on the wall facing the front door controls the heat and the AC in the main living area. Push the main button to cycle through modes (heat, low cool, high cool, fan, etc.). Use the arrows to adjust the temperature.
  • The electric fireplace under the TV puts out heat.
  • The main furnace provides central heating. It is powered by propane. If the furnace does not turn on, it is likely because one propane tank is empty. Switch to the full propane tank will resolve the issue. Please let me know if you switch them, so I can refill the empty one. The tanks are under a plastic cover at the front of the trailer.   • The AC unit in the bedroom is not controlled by the thermostat. It turns on and off manually with the dial on the unit.

Tanks

The camper has three tanks: one gray tank for the kitchen sink, one gray tank for the bathroom sink and shower, and one black tank for the toilet. Please note three SUPER IMPORTANT rules:

  • Do not release the black tank unless it is 3/4 full.
  • Never, ever leave the black tank valve open. If you do, the toilet will clog and the RV will smell like a porta-potty.
  • Do nothing with the gray tanks. They remain open all the time.

With two adults staying in the camper, you may need to:

  • Release the black tank every 7-10 days. Do not release the black tank unless it is 3/4 full.

You can check tank status on the control panel facing the from door.

How to release the black tank

  1. Open the black valve. Walk around to the opposite side of the trailer from the front door. Look underneath near the middle of the trailer and you will see three handles, two gray and one black. Pull the black handle toward you. Leave the valve open until Step 3 below.
  2. Turn on the flushers. Look for the wooden post with the water connection. You’ll see a splitter connected to a blue hose and a white hose. Turn the black handle where the white hose connects. Let the flusher hose run for 10 minutes with the black tank valve open.
  3. Close the black tank valve. Push the black valve under the trailer back to the closed position.
  4. Turn off the flushers. Turn the black handle at the base of the white hose back to its original position. You will hear the water turn off.

Toilet paper

Please only use Scott’s one-ply toilet paper or RV-friendly paper. Anything else may damage the tanks.

Refrigerator

We leave the refrigerator off so the freezer doesn’t ice over.

To turn on the refrigerator, open the door and push the ON button above the freezer. It should be set to AUTO. It cools quickly.

Oven

To turn on the oven, turn the knob on the far right to pilot (the flame icon) and push in. Hold it in for 30 seconds. Open the oven door. As you continue holding the knob in, turn the ignition knob on the far left. You should see a blue flame inside the oven. You can then stop holding in the knob and turn it to the desired temperature.

If you don’t see the blue flame, you may need to hold the knob pushed in for more than 30 seconds. It can take a minute or two if the oven hasn’t been used in a while.

Hot Water

If the hot water is not working, please check the control panel facing the front door. The hot water heater should have a blue light illuminated, showing it is on electric power. If the light isn’t on, push the electric power indicator for the hot water heater.

This control is near the main light switch and easily gets turned off by accident.

Awnings

You can open and retract awnings from the control panel.

  • Please do not extend awnings when it’s windy.
  • Please retract the awnings at night before you go to bed.

Parking

  • Feel free to park inside the camper’s fenced yard, or just outside it.
  • Do not block the driveway or garage for the house.

BBQ grill

You are welcome to use the grill. Please take the normal precautions. Don’t leave the grill unattended and don’t put hot ashes in the trash.

When the grill has cooled, please put the cover back on.

Trash

We do not have weekly trash pickup. You can place your trash inside the can near the trailer’s utility hookup. If this gets full during your stay, please message me and I can empty it. Alternatively, you can drop the trash for free at:

Paddocks and barn

The paddocks and barn are available for an additional fee plus a cleaning deposit. When not rented, they are locked.
